Your listing is on MLS, on which the majority of the buyers are looking for properties. If the buyers want to see your house, their agents will bring them.
Realtors have a fiduciary duty to their clients, they need to act in the best interests of their clients. Not disclosing a low commission listing to their clients is not only unethical but also against the law.
In my practice, I never had showing issues if the property was reasonably priced.
